What does office cleaning cost in 2026?

Office cleaning in 2026 costs on average € 25 to € 40 per hour, excluding VAT — business cleaning is almost always quoted ex VAT. For a contract that comes to roughly € 2.50 to € 6 per m² per month: a small office with weekly cleaning costs € 300 to € 600 per month, daily cleaning of a larger building runs to € 1,500 or more.

The price depends on five factors: the surface area and layout (workstations, sanitary rooms and pantries determine the hours per visit), the frequency (the more visits per week, the lower the rate per visit — fixed routes work more efficiently), the working hours (cleaning outside office hours can carry a surcharge), the type of work (standard interior maintenance is cheaper than specialist floor care) and the region: Randstad rates run 10-20% higher.

Other buildings have their own bands: a VvE stairwell costs € 50 to € 250 per month per stairwell, commercial premises € 200 to € 2,000 per month, and a one-off deep clean or end-of-tenancy clean € 250 to € 2,500 per job.

Always request several quotes and set them against the price index. Look beyond the final amount: is the work programme in writing, are products and materials included, and are the amounts inclusive or exclusive of VAT? A low monthly price without those items is cheap on paper and not on the invoice.
